Native Instruments Traktor Kontrol F1 review

Image

What is a DJ? Everyone who considers him or herself one can probably give you a unique answer. Is everyone with a music collection and a sense for good timing a DJ, or does their music collection have to exceed a certain number of gigabytes or slabs of vinyl to be in the club (no pun intended)? Audio playback devices are certainly getting more plentiful and powerful on a large scale; anyone who's played with an iOS DJ app can tell you that. In the deeper end of the DJ pool, things aren't expanding at such a frantic pace. But every once in a while a new toy crops up that adds depth and breadth to the way music nerds play back music. Native Instruments' just-released Traktor Kontrol F1 is a blinking slab of rainbow-tinged hardware with an intense devotion to manipulating samples. While boxes from Roland and Akai have been defining genres for decades, this 16-pad add-on takes the sampling game to a new arena. Will DJ's want it? We feel it's safe to say they will. At $279, should they buy it? That question's a little more complicated.

auto insurance 15212 Every year, more cars and drivers travel the highways. With so many cars on the road, accidents will happen. Automobile insurance can be the difference between a minor setback and a major hassle. So how do you know what insurance you need and how much to buy? Coverage requirements vary by state/province but usually include the following: Pays for damages due to bodily injury and property damage to others for which you are responsible. Bodily injury damages include medical expenses, lost wages and pain and suffering. Property damage includes damaged property and loss of use of property. It also covers your defense and court costs if you are sued. Higher recommended insurances are available that cover more than the lower, state-mandated insurance. Personal injury protection: This is required in some states and is optional in others. Sometimes referred to as no-fault coverage, this pays the medical treatment for you or your passengers regardless of who was at fault. It may also pay for lost earnings, replacement of services and funeral expenses. State law usually sets minimum amounts. Medical payments: This type of coverage is available in non-no-fault states and will pay no matter who is responsible for the accident. It pays for an insured person?s reasonable and necessary medical and funeral expenses for bodily injury from a crash. Collision: Pays for damage to your car caused by a collision. Comprehensive: This applies if your car is stolen or damaged by causes other than collision, including fire, wind, hail, flood or vandalism. Uninsured motorist: Pays for damages when an insured person is injured in a crash caused by another person who does not have liability insurance or by a person who cannot be identified (usually a hit-and-run driver). Under-insured motorist: Pays for damages when an insured person is injured in a crash caused by another person who does not have enough liability insurance to cover the full amount of the damages. Other coverages, like car rental and emergency road service, are also available.Your auto insurance payments vary by company and will depend on several factors, including: * What coverage you select * The make and model of the car you drive * Your driving record * Your age, sex and marital status and * Where you live Many people think of auto insurance as a necessary evil, but it can save your financial well-being. Evaluate your needs, research your options and with the guidance of your insurance agent choose the option that best suits you. truck insurance

At least 15 die as 5.8-magnitude earthquake hits Italy

By msnbc.com news services

Updated at 12:10 a.m. ET: MILAN, Italy --?An earthquake struck northern Italy on Tuesday, killing at least 15 people, damaging buildings and spreading panic among thousands of residents still living in tents after a tremor shook the region just over a week ago.

The 5.8 magnitude quake left 14,000 people homeless in the Emilia Romagna region north of Bologna, one of Italy's most agriculturally and industrially productive areas.

The United States Geological Survey said the quake, which struck at 9:00 a.m. local time (3 a.m. ET), was centered 25 miles northwest of Bologna and was felt across much of northern and central Italy.

Some 200 were injured and were seven people missing, a government undersecretary Antonio Catricala said during a briefing of the Senate in Rome.

A young girl runs outside tents housing people made homeless in a May 20 earthquake in northern Italy. Another deadly quake hit the area on Tuesday.

"The situation is very serious, some people are stuck under the rubble," Alberto Silvestri, the mayor of San Felice sul Panaro, one of the towns near the epicenter, told SkyTG24.

Prime Minister Mario Monti said: "I want to assure everyone that the state will do all that it must do, all that is possible to do, as fast as it can to guarantee the return to normality in a region so special, so important, so productive for Italy."?

The earthquake was felt from Piedmont in northwestern Italy to Venice in the northeast and as far north as Austria. Dozens of aftershocks hit the area, some registering more than 5.0 in magnitude.

The temblor terrified many of the thousands who have been living in tents or cars since the May 20 quake and created a whole new wave of homeless. ?Seven people were killed in the earlier quake.

"I was shaving and I ran out very fast, half dressed," a resident of Sant'Agostino, one of the towns devastated in the quake earlier this month, told AP Television News.?

That quake destroyed hundreds of buildings, including ancient churches and castles, and forced more than 7,000 people to sleep outdoors in tents.

An 6.0 earthquake caused a violent tremor in Italy on Sunday, destroying historic buildings, including a cathedral. NBC's Stephanie Gosk reports.

It also hit production of some of the area's most internationally famous produce, including Parmigiano Reggiano cheese. Farmers estimated the damage to agriculture in one of Italy's most fertile zones at more than 200 million euros (around $251 million).

While Tuesday's quake was about 100 times less intense than the one May 20, its death toll was more than twice as high.

People trapped under rubble
On Tuesday, officials said operations to rescue people from the rubble had been hampered by disruption to the mobile phone network.?

"The town has been largely damaged. There are people under the rubble, we don't know how many," a police officer from Cavezzo told Reuters.

Train services around Bologna, near Modena, were disrupted, media said, and schools and other public buildings had been evacuated as far south as Florence.

"We felt a very strong tremor," said Raffaella Besola, a resident of Bologna.

Television footage on ITV News showed evacuees from the previous quake peering out of shaking tents in disbelief.

The Associated Press and Reuters contributed to this report.

New Zealand Strategic Finance Investors Get Further... | Stuff.co.nz

Debenture investors in failed finance company Strategic Finance received a further 1.5c in the dollar payment from receivers this month, taking their total recovery so far to 8.5c.

Receivers John Fisk and Colin McCloy of PWC said they continued to expect investors would ultimately get back 12-26c in the dollar of the $367.8 million owed when the company collapsed in August 2008.

At that level, debenture investors stand to lose about $272-$323m.

Investors owed a further $25m in Strategic's bonds and deposits will get nothing back.

As well as focusing on loan recoveries, receivers said they were continuing to investigate transactions of concern between February 2007 and August 2008.

''Together with our legal counsel, we are assessing those concerns with a view to deciding what legal proceedings ... may be available to us,'' they said.
In the six months period to March covered by the latest receivers' report, receiver's fees were $181,115, while legal costs were $291,980.

Loan recoveries of $2.1m were made during the period.

NKorean farmers cite grave drought; aid unlikely

NAMPHO, North Korea (AP) ? North Korea is reporting a serious drought that could worsen already critical food shortages, but help is unlikely to come from the United States and South Korea following Pyongyang's widely criticized rocket launch.

North Korea has had little rain since April 27, with the country's western coastal areas particularly hard hit, according to a government weather agency in Pyongyang. The dry spell threatened to damage crops, officials said, as the country enters a critical planting season and as food supplies from the last harvest dwindle.

In at least one area of South Phyongan Province where journalists from The Associated Press were allowed to visit, the sun-baked fields appeared parched and cracked, and farmers complained of extreme drought conditions. Deeply tanned men, and women in sun bonnets, worked over cabbages and corn seedlings. Farmers cupped individual seedlings as they poured water from blue buckets onto the parched red soil.

"I've been working at the farm for more than 30 years, but I have never experienced this kind of severe drought," An Song Min, a farmer at the Tokhae Cooperative Farm in the Nampho area, told the AP.

It was not clear whether the conditions around Nampho were representative of a wider region. The U.N. Food and Agriculture Organization said it had not yet visited the affected regions to confirm the extent and severity of the reported drought.

North Korea has suffered chronic food shortages for the past two decades because of economic and agricultural mismanagement as well as natural disasters. A famine in the 1990s killed an estimated hundreds of thousands of people.

The country's past appeals for food aid have been met with some skepticism, however, amid concerns that aid would be diverted to the military and Pyongyang elite without reaching the hungry.

The U.S. government suspended food handouts to North Korea in 2009 after Pyongyang expelled foreign food distribution monitors.

In February, the U.S. reversed course and agreed to provide 240,000 metric tons of food aid in exchange for a freeze in nuclear and missile activities.

However, the deal collapsed after North Korea launched a long-range rocket last month in what it called a failed attempt to send a satellite into space to study the weather.

The launch was widely criticized by the United States and others as a thinly disguised attempt to test missile technology in violation of both the U.S. food deal and U.N. bans on North Korean ballistic tests. The launch drew U.N. Security Council condemnation.

"The United States would like to get to a place where we could once again contemplate providing nutritional assistance to North Korea," Glyn Davies, the top U.S. envoy for North Korea, said last week. "Sadly, that is not the case right now, in the wake of their decision, in March, to announce" the rocket launch.

South Korea's conservative government has cut off large-scale direct food aid to North Korea since taking office in 2008, saying Pyongyang should first take steps toward nuclear disarmament.

North Korea's dry spell is expected to last until the end of the month, the country's State Hydrometeorological Administration said.

Bureaucrats and workers have been mobilized to irrigate farms, repair wells and keep water-pumping equipment operating, state media reported.

Seedlings are being moved from seed beds to the fields, where they need enough moisture to form strong roots, Percy Misika, the Food and Agriculture Organization's representative for China, North Korea and Mongolia, said Monday from Beijing.

"Any dry spell at this critical time means the seedlings are definitely going to wilt away, and there will be no harvest at the end of the day," he said.

Misika said FAO officials are trying to visit areas suffering from a lack of rain. "If it's going to last for one or two weeks more, it's going to be critical, but if it's a shorter period of time there could be hope," he said.

Droughts are common in spring, winter and autumn in North Korea, the FAO said in a special report late last year. Climate change has led to more extreme weather, making winters colder, summers packed with more intense rain and typhoons, and droughts more frequent and prolonged, it said.

South Korea's Korea Meteorological Administration said it could not confirm the dry spell without on-the-ground equipment, though satellite photos have shown no big rain clouds over North Korea since late April. North Korean dispatches sent to an international weather center also show the country has had little rain over the past month, spokesman Jang Hyun-sik said in Seoul.

Why A VA Hybrid Loan Is More Than A Traditional ARM | Internet ...

?

By Mart T. Tribble

A fixed mortgage is not for everyone, and a VA Hybrid loan helps keep rates flexible and payments low. These allow veterans to gain an advantage from some of the lowest interest rates around. The finance possibility also allows for fixed low rates for the first few years. Those who have thought about an ARM but have been put off by the uncertainty of it can find more benefits in this type of mortgage. This type of insured loan can save homeowners as much as half on the rates they would be paying with other alternatives.

Veterans have shown through research and study that their number one need in a mortgage is security of their home. Large repayments are often major worries for vets, as they may not be able to earn the desired amount each month to make these payments. People are moving home more frequently than ever, and this means they want a mortgage such as a VA Hybrid loan that allows them this freedom to do so. What?s more is that this option could mean considerably lower repayment bills each month, resulting in much less chance of defaulting.

The VA Hybrid loan is met with some controversy over how beneficial it is. This is because there is an overall caution that is adopted when talking about variable mortgage options. The worry is that once the 3 or 5 years has passed and the plan become subject to changes in interest rates they will be presented with higher than anticipated charges on what they owe. Because it is guaranteed and overseen by the Department of Veterans Affairs, it is kept at a very steady rate. When compared to conventional agreements, this makes the VA ARM seem like a much better deal.

With all of the terminology and terms aside, the VA Hybrid loan is basically a safer deal. It is important, however, to bear in mind the personal financial situation of the debtor when looking at these options. Even so, because the VA has been formed for veterans? rights, all credit arrangements of this type are set to best suit their needs. These options have been tailored to suit the majority of American veterans who want to secure their home with a realistic payment option.

Finding the most applicable loan normally requires some background knowledge of the current market. Those considering a Hybrid agreement will be able to tell if it is right for them by talking with a mortgage advisor. With many working the market, the best person to talk to is one who works personally with American veterans.

Selecting the right type of home loan to finance any purchase can be a difficult decision. Get started saving money with VA hybrid loan and learn more how to save time, money and frustration. Think about increasing your savings by visiting here.

Seattle Plumbing l Plumbers in Seattle for Residential & Commercial ...

How to Fix Common Plumbing Problems

May 27, 2012 -- There are so many Seattle?plumbing problems that can come up in an average home. Some problems would need to be fixed by professional Seattle?plumbers, while the most common ones can be fixed by any do-it-yourself homeowner.

The main advantage of fixing some of these common problems yourself is that it can save you a significant amount of money t in the long run. Some of the things that you can do on your own include:

Low water pressure. This is a very common problem at most homes,

which is often found at the sink faucet. To solve the problem, the

first course of action would be to check if the low pressure has

affected both the cold and hot water. If this is the case, then the most

probable cause of the problem would be the aerator.

The accumulation of calcium deposits tend to build

up gradually at the aerator, thus interfering with the water pressure. A

clogged aerator is quite easy to solve. Simply clean out your faucet by

removing any buildup and debris on it and you will be good to go.

Running toilet. Yet another common dilemma that affects most homes

today. So many things can contribute to a running toilet. First and

foremost, you will need to figure out the root cause of the problem.

Once you know the functional parts of your toilet that are contributing

to the problem, you can easily repair or replace it so as to stop the

running water.

Slow draining tub. This can also be fixed easily without the

intervention of a professional plumber. More often than not, the tub

drain would be clogged with hair which would naturally slow down the

water as it drains out. With the help of a pair of needle nose pliers,

or a zip-it tool, you can be able to clear all the debris that would

have clogged your drain. Seattle?Plumbing

does not have to be expensive if you have the time and knowledge to fix

common problems that end to crop up when you least expect them to.

UFC 146 Video: Junior dos Santos Called 2nd Round KO? and Delivered

Junior dos Santos UFC 146 weigh-insJunior dos Santos? strategy at UFC 146 on Saturday night was to knock Frank Mir out in the second round? and he delivered.

Okay, so that wasn?t exactly the strategy; that was more the planned outcome.

But dos Santos did plan to keep his distance in round one and work Mir over from there, trying to fatigue the former champion. Then, in the second stanza, he intended to move forward more, pressuring Mir, looking for the knockout.

It turned out to be a very effective strategy for dos Santos, who may now have to rematch one of the other big men that donned the UFC 146 all-heavyweight main card in Las Vegas.

Check out what the UFC heavyweight champion had to say following his stellar effort?

Kevin Costner and Bill Paxton on "Hatfields & McCoys"

LOS ANGELES (TheWrap.com) - Long before we had Trump vs. Rosie, Tupac vs. Biggie, Carson vs. Rivers, or Axl vs. Slash, there was the biggest celebrity beef of them all: Hatfields vs. McCoys. The bloodletting of that late-19th-century Appalachian family feud became the stuff of international legend ? but until now, remarkably, never a major mass entertainment.

That oversight will finally be corrected with the History Channel's six-hour miniseries, "Hatfields & McCoys," made possible by the combined passion and stardom of Kevin Costner, a producer on the project who also plays the peculiarly named Devil Anse Hatfield. He was joined by top "real McCoy" Bill Paxton, the "Big Love" star who may not be as famous for Westerns as Costner, but who does bring some experience at playing perplexed patriarchs.

Speaking of feuds, real or perceived, Costner brought in as his director Kevin Reynolds, notwithstanding the fact that most entertainment news junkies assumed they'd kept their distance ever since their previous collaboration, 1995's "Waterworld," ended in acrimony. But spending two and a half months shooting in woodsy Romania (standing in for West Virginia and Kentucky) instead of on the ocean proved they can still make beautiful music - or at least bloody mayhem - together.

"Hatfields & McCoys" marks a historic first for the History Channel, being the first scripted miniseries they've taken to air (not counting the controversial "Kennedys," which the network commissioned but ultimately sold off).

Q: Epic films like "How the West Was Won" went away decades ago, and the thing that replaced them, the broadcast-network miniseries, is gone too. Does this represent a throwback to either of those eras?

KEVIN COSTNER: You can't just say you want to bring something back because it's nostalgic. You have to bring something back that can stand up. I mean, Spartacus could be long but not good. Giant could be long but not good, but it is. So if you want to do Hatfields, you don't do it long because. You do it because that's the story you want to tell. You have to fight for the story you want to tell - and if it's eight hours, you've got to fight for that.

Q: Did you and the network toss around different lengths for a while?

COSTNER: No. Look, we've been making feature films, and we didn't have any hesitation about stepping into this medium. But we didn't want to go into this and see it also edited. That wouldn't have flown for me. It was my promise to Bill and everybody else that they were gonna see the scenes they signed up for. And this was only supposed to be two nights, but History had the courage to make it three when they saw that the story, as it was being told, took up that time. That's pretty amazing for a network.

BILL PAXTON: I'm a big fan of some of those movies that Kevin and you both mentioned, and I've been watching a lot of them lately on Turner Classic Movies.

I just watched "How the West Was Won," and God, it holds up great! I forgot just what a tough guy Jimmy Stewart played. And had this been made back in those days, "Hatfields & McCoys" probably would have played at the Cinerama Dome, and there would have been a big intermission card with the overture music. I hope it bodes well for more things like this, because there are a lot of actors like us who enjoy having a little more time to explore the part because of the length of the piece.

Q: Length aside, it feels grittier and grimier than most of those widescreen epics we're thinking of.

PAXTON: It's kind of shot like "The Wild Bunch." The violence is visceral. I saw it for the first time all the way through when they screened it for us and family and friends. There were a lot of scenes where I wasn't around when they were shooting the Hatfield action that I wasn't in. And I tell you what, it's very intense. They used high caliber weapons that just destroy you when they hit you, and you really get the feeling of that.

Q: Kevin, you and your band have just released a concept album based on the movie called "Famous for Killing Each Other." That would have made a good title for the film as well. It comes from a line in the script...

COSTNER: It's a scene that wasn't in the original screenplay, and it's something I wanted to have in there, so I took it upon myself to write that scene. As good as the screenplay was, we get to the end and you go, "What was this about?" I wanted to see if we couldn't somehow wrap up what this was about. It hit me that we could have a woman going, "Why are we here with the children to see a hanging?" A guy says, "Well, these people are famous." And of course you need a woman to go, "Famous? For what?" And then we go to a common drunk who says, "Famous for killing each other."

Q: You've emphasized, proudly, that you accomplished this epic piece without an epic budget. At the same time, there are other name actors in the cast besides just you two, and you had an established feature director, and you were shooting overseas for two and a half months. So can we assume this wasn't all that low-budget?

COSTNER: Well, when you compare it to other cable, it's probably about a third of the budget. I feel like we did a lot for a little. I came up in a low-budget world, and so did Kevin Reynolds, so I think we all used our bag of tricks to give this the look that we wanted. I mean, for our opening battle, we had like 60 guys.

This is our army? We put 40 over here and 20 over here. We didn't have big cranes. We didn't have a Steadicam. We really made up for all that.

PAXTON: Because I knew that had done these big action films together, that was attractive to me as an actor, knowing we not only had a real feature director but a producer/lead actor who had worked with this director. There was no time wasted either on the set, because these men knew each other and knew how they worked. A lot of time gets wasted when people get thrown together. You've got to use every second of your shoot.

Q: How did you two get along as actors? Did you have any method thing going with each other for those two and a half months, where you didn't talk when the cameras were off but just spit tobacco at each other from opposite sides of the set?

COSTNER: No. It was too hard to be in Romania by ourselves. Anybody that spoke English we latched onto. I don't know if I would have been friends with Bill, but he was the only guy there.

Q: Was there anything the other guy did that surprised you?

COSTNER: I thought Bill had a really hard part to play. It was thankless in many ways, because he plays a person who was informed and guided by his religion, it gets laborious, because how he wanted to live his life is how he expected other people to live. I think of the scene outside the church where he approaches me and he's so pinched, so pulled in, that his mouth can barely talk. I think that really speaks to his craft.

PAXTON: I was worried that maybe in the script, there might have been a little more empathy toward the Hatfields. But Kevin played it fearlessly. He wasn't afraid to show him striking his son or shooting a guy. These were men who were products of their time, coming out of this horrible war. I loved that there's not really a good guy or a bad guy.

COSTNER: That would have destroyed us, angling to make one man seem more reasonable than the other. Everybody thinks they're righteous in their life.

Q: The audience has a certain expectation of what Kevin Costner will be like in a Western. Then, within the first 20 minutes or so, you shoot a prisoner of war in the back.

COSTNER: I don't need the audience to like me. I just need them to understand. I understood why he shot that guy in the back. He's upset with the guy who did the first shot, Jim Vance (Tom Berenger), who's like a psychopath. So when he kills that boy, he says, "What was I supposed to do when you blew the other one's brainpan out?" That's good writing.

Devil Anse Hatfield is not a beast, but he has purpose and certainty about what has to be done.

Q: For you, Bill, this couldn't be more different than some of the things you've done. But I would hope the pitch they made to you didn't start with: "You're going be the patriarch of a very, very large family..."

PAXTON: Well, I called Kevin, and I told him what my reservation was, as far as that goes. He said, "You know, I think this could be a really important document. Even though, yeah, there's similarities to the roles, it's set in the past?" He understood. But he didn't do bad with those baseball pictures, and he's made more than one Western.

It's really different for me from "Big Love." For me, there's nothing more exciting than to get to do a transformation like this. I love that this character had no vanity at all - my teeth were brown, and half the time I was unbathed, and my hair wasn't really done, and I got to really inhabit the clothes, and go to Kentucky and hear the accent and work on that. You live for that as an actor. I think with "Big Love," audiences got used to seeing me in that kind of way, and they forgot that was an actor in that part. But I think here, you get to show that, hey, this is what I do.

And I think it was the same for Kevin. He embraced the whole guy physically, too. This epic RED camera that they use is very unforgiving. Boy, you can see every nook and cranny. Suddenly you look like an English muffin. But I got off on it. You really can see the character in our faces. I love the rawness of the look. It looks cold and lean and hard.

Q: When you're shooting in Romania and you're supposed to look grimy and sweaty, is there ever a time when you go back to the hotel room at the end of a long day and think, "I'm not gonna bother taking a shower before I go back?"

COSTNER: No, but I fell asleep a lot in my clothes. You're so tired, you don't know if you're hungry or even know what you are. You just lay down and you feel like a drunk when you get up and you go, "Man, I'm still in my clothes, and there's blood on me." Jesus, the maid comes in and sees the blood, and she doesn't know if she should put yellow tape around the room or what.

PAXTON: Sometimes when they had to add facial hair, it took a while. I hate being in a makeup trailer for very long. But I tried to wear it one night to save myself some trouble, and it was worse. It's so much better to just scrub off the war paint at the end of the day and have a cold beer.

Vatican confirms pope's butler arrested in scandal

VATICAN CITY (AP) ? The Vatican confirmed on Saturday that the pope's butler has been arrested in its embarrassing leaks scandal, adding a Hollywood twist to a sordid tale of power struggles, intrigue and corruption in the highest levels of Catholic Church governance.

Paolo Gabriele, a layman and member of the papal household, was arrested Wednesday after secret documents were found in his Vatican City apartment and was continuing to be held Saturday, Vatican spokesman the Rev. Federico Lombardi said in a statement.

Gabriele is often seen by Pope Benedict XVI's side in public, riding in the front seat of his open-air jeep during Wednesday general audiences or shielding the pontiff from the rain. He has been the pope's personal butler since 2006, one of the few members of the small papal household that also includes the pontiff's private secretaries and four consecrated women who care for the papal apartment.

His arrest followed another stunning development at the Vatican this week, the ouster of the president of the Vatican bank, Ettore Gotti Tedeschi, by his board. Sources close to the investigation said he, too, was found to have leaked documents, though the official reason for his ouster was that he simply failed to do his job.

The "Vatileaks" scandal has seriously embarrassed the Vatican at a time during which it is trying to show the world financial community that it has turned a page and shed its reputation as a scandal plagued tax haven.

Vatican documents leaked to the press in recent months have undermined that effort, alleging corruption in Vatican finance as well as internal bickering over the Holy See's efforts to show more transparency in its financial operations. But perhaps most critically, the leaks have seemed aimed at one main goal: to discredit Pope Benedict XVI's No. 2, Cardinal Tarcisio Bertone, the Vatican secretary of state.

The scandal took on even greater weight last week with the publication of "His Holiness," a book which reproduced confidential letters and memos to and from Benedict and his personal secretary. The Vatican called the book "criminal" and vowed to take legal action against the author, publisher, and whoever leaked the documents.

The Vatican had already warned of legal action against the author, Italian journalist Gianluigi Nuzzi, after he broadcast letters in January from the former No. 2 Vatican administrator to the pope in which he begged not to be transferred for having exposed alleged corruption that cost the Holy See millions of euros in higher contract prices. The prelate, Monsignor Carlo Maria Vigano, is now the Vatican's U.S. ambassador.

Nuzzi, author of "Vatican SpA," a 2009 volume laying out shady dealings of the Vatican bank based on leaked documents, said he was approached by sources inside the Vatican with the trove of new documents, most of them of fairly recent vintage and many of them painting Bertone in a negative light.

Bertone, 77, had no diplomatic experience when, after Benedict's election, he took over the high-profile job as the main administrator of the Vatican and its external relations. He had long been Benedict's loyal deputy as a canon lawyer at the Vatican's orthodoxy office.

But he has been blamed for a series of gaffes that have plagued Benedict's papacy and, according to the leaked documents, generated a not inconsiderable amount of ill will directed at him from other Vatican officials.

"For some time and in various parts of the church, criticism even by the faithful has been growing about the lack of coordination and confusion that reign at its center," Cardinal Paolo Sardi, the former No. 2 official in the Vatican secretariat of state, wrote to the pope in 2009, according to the letter reproduced in "His Holiness."

At a news conference this week, Nuzzi defended the publication of the book and said he wasn't afraid of Vatican retaliation. In fact, he even taunted Vatican prosecutors to seek help from Italian magistrates to investigate the case, charging that it would be a remarkable turnaround, given that the Vatican has been less than helpful in the past when Italian prosecutors came asking for information for their investigations.

He praised his sources ? and said there were several ? in his acknowledgments, writing: "They risked their jobs, loves, lives to entrust their big and little secrets."

Nuzzi had no comment Saturday about the arrest.

Lombardi said Saturday the arrest of Gabriele was a sad development for all Vatican staff. "Everyone knows him in the Vatican, and there's certainly surprise and pain, and great affection for his beloved family," Lombardi said.

Lombardi said Gabriele had met with his two lawyers and that the Vatican judicial system was taking its investigative course. He hasn't been indicted.

The Vatican has taken the leaks very seriously, with Benedict appointing a commission of cardinals to investigate. Vatican gendarmes as well as prosecutors are also investigating the sources of the leaks.

Baby Boomers & house prices - Leith van Onselen - MacroBusiness ...

By Leith van Onselen

Earlier in the week, the Daily Mail published an interesting article on the impacts of retiring baby boomers on the UK housing market.

According to the article, baby boomers transitioning into retirement are increasingly seeking to downsize in order to free-up cash to fund their lifestyles, which is in turn crimping house price growth:

Trading down from a large family house is now the single biggest reason given for selling by? homeowners approaching estate agents, says property market expert Rightmove.

Some 40 per cent of sellers say they are looking to trade down, compared with 25 per cent who hope to trade up to a larger more expensive property?

Rightmove said those trading down are generally from the baby boom generation, who have seen a sharp rise in the value of their homes in previous years, but are short of easily available cash.

The high cost of living, coupled with rock-bottom interest rates on savings and poor returns on personal pension investments, has left many retired people struggling to pay the bills?

These people are rich on paper ? in terms of property wealth ? but they are short of the cash they need to fund their lifestyles and family commitments.

Rightmove said the trend in downsizing is putting a cap on house price rises..

The expected impact of the baby boomers? retirement on home prices is a topic that I have tackled previously (for example, here, here and here).

In a nutshell, my hypothesis is that Australia?s baby boomer generation ? which comprises roughly one-quarter of the Australian population but owns nearly half of the nation?s housing assets ? will gradually become net sellers of Australian housing as they enter retirement, thereby acting to push down home prices in the process.

The baby boomers were key players in the rapid house price appreciation experienced in Australia in the decade to 2008. As the baby boomers reached peak earnings age in the 1990s, they began buying up investment properties en masse as a way of both minimising their tax (via negative gearing) and ?saving? for retirement. They were also likely to have significantly increased demand (and prices) for owner?occupier homes, since many in this demographic would have traded-up to their most expensive (?peak?) home over this period.

However, with the baby boomers gradually entering retirement, it follows that their appetite for investment properties will shrink, at the same time as they are downsizing into smaller homes. As such, one of the key demand-drivers of house price growth over the past 15 years will disappear.

Further, because higher investment yields can currently be earned by placing their funds in a bank term deposit than can be earned via rent, it is also likely that many baby boomers will sell their property investments to fund their retirements. And this process of property divestment is more likely to accelerate once the baby boomers realise that there is little prospect of continued high capital appreciation.

As mentioned previously, my hypothesis is supported by a 2010 Working Paper published by the Bank for International Settlements (BIS), which examined how demographics are likely to affect asset prices, in particular housing, in 22 advanced nations over the next 40 years. The results suggested that ageing will lower real house prices compared to neutral demographics (i.e. where the age profile of the population remains constant) over the next 40 years in all 22 countries in the sample (see below chart).

According to the BIS, as the baby boomers reached working age and started buying housing from 1970, they helped to push-up property prices throughout the world. In Australia, over the past 40 years the boomers increased real house prices by around 30% compared with what would have occurred had our age structure remained neutral. However, the ageing of the baby boomers is projected to reduce Australia?s real house price growth by around 30% over the next 40 years compared to neutral demographics. This is because the baby boomers will reduce their housing stock as they enter retirement by liquidating their investment property holdings and downsizing, thereby depressing house prices.

The tailwind that was the baby boomers? insatiable demand for housing ? both owner-occupier and investment ? has dissipated and threatens to become a stiff headwind that places significant downward pressure on Australian home values for the foreseeable future.

Does Your Direct Sales/Home-based Business Attract Working ...

I was at a women?s networking meeting and networked with some terrific professional working women in my area. This women?s event in particular has only a few direct sales consultants. Most of the attendees were either real estate agents, insurance, salon owners, accountants, retail and other non-direct sales business owners. One conversation stuck with me and inspired this post. When I mentioned to this insurance lady I was in direct sales she said ?how fun, I?ve been to those parties, but I never have time to host them with my busy schedule?.

I was curious because I?ve uttered those same words myself and to be honest, most of the time I am busy, but it?s also an easy way to bow out of having to host a party. So it got me thinking ? does your direct sales/home-based business attract working professionals like the lady I was talking to?

Direct sales are mostly made up of women (around 88%). The flexibility of this business attracts moms, women who want to be stay-at-moms, retirees, newly college graduates, couples ? it?s truly open to everyone. ?But my new friend?s comment got me thinking ? there are some home based opportunities that perhaps aren?t attractive to working professionals?

A party plan comes to mind. Even though it?s part of direct sales and same with networking marketing ? a party plan is built on doing parties. This is common with jewelry, clothes, home decor, Tupperware, Pampered Chef. The difference between direct sales and a party plan is in a party plan business, it?s very hard to sell the high monthly volume required unless you?re doing parties.

There are other ways to supplement to get sales though. You can do online parties, catalog parties, vendor boutiques, one-on-one parties but these are no where as lucrative as doing a home party with a group of women. Parties is the heart of a party plan business!

But professional women are busy just like the lady I was talking to. There?s also the perceived image of being one of those people that go around bugging people they know to host parties for them. To be fair, this isn?t something you can manage because everyone has their own perception. If you?re a party planner, focus on finding people that DO want to host parties for you.

After much discussion, I was able to tell her yes I am in direct sales however my business in particular isn?t built around doing parties and you can easily build online or through coffee meetings, just like she?s already doing in her business.

The biggest challenge facing my pals who are in a party plan is that people are so busy these days. I don?t have one friend who isn?t fully committed to their family?s busy schedule. I?ve turned down multiple home parties because there?s always a conflict with my kids? activities.

Does this mean you?re doomed to fail if you?re in a party plan? Of course not as there are plenty of women hosting jewelry parties, food demonstrations, chocolate parties, jeans, clothes ? but you need to work really hard to find those hostesses because without parties in a party plan ? you will not be in business long!

How about you? Does your home based business attract working professionals?

Relocations on the rise

To complete their 17th annual survey, Brookfield polled 123 small, medium and large companies from around the world with 126 relocation related questions. Combined, these firms manage an employee population of 6.9 million worldwide.

  • 55% of the responding companies were headquartered in the Americas
  • 42% were headquartered in Europe, the Middle East, and Africa (EMEA)
  • 3% were headquartered in the Asia-Pacific region

In this year's survey, respondents expected growth in their international assignee populations to jump nearly 50 percent from 2011. That's well beyond what has been reported in Brookfield Global Relocation Services? last three annual trends reports.

If you're in the moving and storage, real estate, freight forwarding, or relocation business that's exceptionally good news regardless of your location since those results indicate a return to new business activity levels not seen since 2007.

Brookfield's latest relocation trends analysis suggests that in 2012 multinational corporations and enterprise organizations are mobilizing workers to fill skills gaps and develop talent, especially in emerging and developing markets.

U.S. Top Destination ? Again!

Once again, the United States and China held their positions as the top destinations for international assignments. Twenty (20%) percent of the respondents listed the U.S at the top followed by 14% percent for China.

Historically the U.S., China and the United Kingdom (UK) represented 77% of the top destinations when combined. In this year's report, however, they only represent 44% ? a good indication that companies involved with international assignments are relocating to a more diverse group of countries than ever before.

A total of 63 countries were listed by this year?s respondents as emerging destinations for them, more than three times the number in any other year. As expected, Brazil, Russia, India and China are among the top emerging locations in this year?s report. While most of these countries can no longer be considered strictly emerging for businesses, most are still considered emerging as locations for international assignments.

This year's Brookfield summary is a good read not only for analyzing the changing attitudes and approaches to relocation reflected in response to the questions, but also for the personal insight which can be gleaned from the verbatim comments included at the bottom of each survey finding.

Brookfield plans to discuss the key findings their 2012 Global Relocation Trends Survey in more detail with interested participants during a webinar on Thursday, June 28, 2012, where they will provide a comprehensive comparative analysis of the most important global mobility issues facing businesses today.
